Breakthrough Services Ltd (BSL) is a REAL ESTATE & PROPERTY MANAGENEGEMENT company registered in Kenya 2001.

Our business OPERATIONS has Three KEY areas Namely:

  3. PROPERTY MANAGEMENT

SERVICES

SELLING PROPERTIES

include both DEVELOPED and UNDEVELOPED properties. Undeveloped properties include vacant plots and large parcels of land. Developed properties include both Residential and commercial buildings such as Stand Alone palatial houses, Bungalows, Executive Town Houses, Maisonettes, Apartments, Office Buildings, Office Space, shops and go downs respectively .

LETTING PROPERTIES

entails SOURCING of tenants to occupy any developed property be it Residential or Commercial building i. e Shops to let, offices, Go downs and houses.

PROPERTY MANAGEMENT

This is our CORE Business and mainly involves Rent Collection and Maintenance of the buildings. There is a Management Document that is signed between ourselves and the Landlord detailing the Terms of Engagement and in principal, giving us authority to collect rent on behalf of the Landlord.  

The management activities include the following:

  1. Sourcing Of New Tenants for both Commercial and Residential Buildings. To get quick response we put up Bill Boards, advertise thru online MEDIA (Buy Rent Kenya, Property 24, Jiji online Marketing etc.), Daily Newspapers and also Network with the other Agents.
  1. Preparation and Issuance of Lease Documents, six (6) years for commercial Buildings & two years for Residential Properties
  1. Issuing of Receipts to tenants for every payment made
  1. Preparation of Account Statements for ALL the landlords. The account statement is structured to include details such Tenant’s Name, Shop No., Monthly Rent, Amount paid, Amount not Paid, Expenses deducted such as commission paid, Garbage Collection, Repainting & Repairs, Salary to the Caretaker, Deposit Refunds to tenants and finally NET Amount Payable to the Landlord
  1. Chasing of rent Arrears thru making personal calls to particular tenants, text messages, letters of Demand, locking – up premises, including instruction to the Auctioneers to enforce recovery, other times we are compelled to enforce eviction due to none performance or perpetual defaults.
  1. We also undertake Rent Reviews of 10% every two years with the exception of 2020 and early part of 2021 due to the Corona Virus pandemic
  1. Carry out Lease Reviews every six years for Commercial Buildings and Every Two years for Residential Building.
  1. Handling and attending to all queries and complaints from Tenants related to rent payments and other operational issues
  1. Close Monitoring of Electricity Bills & Water bills where applicable

ALL rent payments are channeled through our Two Main Client Accounts at Coop Bank, Parliament Road & Standard Chartered Bank, Karen Branch.

PROPERTY MAINTENANCE

includes the following activities:

  1. External Repainting of the premises including necessary repairs
  1. Ensure prompt repainting & repair of every SHOP that has been vacated
  1. DAILY CLEANING of the outward areas by the caretaker including the Staircases, corridors, front and behind the buildings
  1. TOILETS cleaning
  1. GARBAGE Collection
  1. Ensure Dust Pins are provided and strategically placed in every Building and every floor.
  1. Ensure Security Light in all the staircases & corridors are installed and working
  1. The above activities ensure General Cleanliness and good working condition in the entire Property.
  1. Lastly, we do Regular Inspection of the Buildings say, once or twice in a month or as necessary to make sure everything is running smoothly.
